GENERAL MANAGER
Makbule Yönel Maya, who graduated from Yıldız Technical University Architecture Faculty, Urban and Regional Planning Department in 2003, is a CMB and RICS (Royal Institution of Chartered Surveyors) licensed appraiser.
Starting her professional career in 2003, Maya has been in various positions in real estate appraisal and urban planning and has joined TSKB Real Estate Appraisal Inc. in 2005 as an appraiser. Maya, who was assigned to the AssistantSupervisor position in 2007, was subsequently promoted to the position of Supervisor in 2008, Manager in 2010 and Deputy General Manager in charge of Corporate Valuation Department and Financial & Affairs at the beginning of 2012. And, as of March 2013, Maya was appointed as the General Manager of the company. Maya has been serving as the member of the Turkish Appraisers Association for 2 terms. Meanwhile, she is also a member of the Executive Committee of the Urban Land Institute (ULI).
Maya, who has an experience of almost 20 years in the fields of valuation and consultancy, has conducted studies in the field of real property and real property development oriented consultancy, including analysis and appraisal reports of various types of real properties, such as plots-lands, residences, business centers, touristic facilities, factories and other production facilities, shopping centers, storage centers, ports, etc., and valuations, feasibility studies and highest and best use analyss of real property investment projects such as residences, SHC’s, hotels, offices and hospitals, throughout her professional career.
DEPUTY GENERAL MANAGER
Ozan Kolcuoğlu, who graduated from Yıldız Technical University Electricity-Electronics Faculty, Electrical Engineering Department in 2004, was entitled to receive an MBA post graduate degree from Istanbul University in 2007. Kolcuoğlu continued his education life at the University of Florida in 2014 and graduated from the Global Sustainable Energy program. He is also a CMB, RICS (Royal Institution of Chartered Surveyors) and LEED Green Associate licensed appraiser.
Kolcuoğlu started his professional life in 2004 with site experience in the construction sector. In 2006, he joined the TSKB Real Estate Appraisal Inc. organization and started to work as an Appraiser. Kolcuoğlu, who was assigned to the position of Assistant Supervisor in 2010, was promoted to the position of Assistant in 2012 and Manager in 2014. As of September 2015, Kolcuoğlu was appointed as the Marmara and Black Sea Regions Special Investment Department Deputy General of the company.
Kolcuoğlu, who has an experience of almost 19 years in the fields of real property and consultancy, has conducted studies in the field of real property and real property development oriented consultancy, including analysis and appraisal reports of various types of real properties, such as plots-lands, residences, business centers, touristic facilities, factories and other production facilities, shopping centers, storage centers, ports, etc., and valuations, feasibility studies and highest and best use analyses of real property investment projects such as residences, SHC’s, hotels, offices and hospitals, and preliminary research and feasibility studies for the marketing of residential projects throughout his professional career, and continues to work as Vice General Manager at TSKB Real Estate Appraisal Inc. with the valuation and feasibility studies that he has also conducted abroad.
DIRECTOR
Ece Kadıoğlu graduated in 2009 from the Department of Geomatics Engineering, Faculty of Civil Engineering at Yıldız Technical University. During the final year of her undergraduate education, she studied at the Universidad Politécnica de Valencia as an exchange student. She completed her master’s degree in Business Administration in 2015 at the Institute of Social Sciences, Yıldız Technical University.
Ms. Kadıoğlu is a real estate appraiser licensed by the Capital Markets Board of Türkiye (CMB) and the Royal Institution of Chartered Surveyors (RICS), and holds valuation qualifications in accordance with internationally recognized standards.
She began her professional career in 2010 and joined TSKB Real Estate Appraisal Inc. in January 2011 as an appraiser. Over the course of her career, she has assumed increasing levels of responsibility, being promoted to Assistant Supervisor in 2016, Supervisor in 2020, Manager in 2023, and Director as of 2026.
With more than 15 years of experience in real estate valuation and consultancy, Ms. Kadıoğlu has been actively involved in the valuation and advisory processes of a broad spectrum of real estate assets and real estate–related rights, both in Türkiye and internationally. Her areas of expertise include land and development sites, office and residential properties, hospitals, ports, hospitality and tourism facilities, shopping centers, logistics and warehousing facilities, vehicle inspection stations, and power plants. In addition, she has led and contributed to highest and best use analyses, technical due diligence assignments, urban regeneration projects conducted under law no. 6306, valuation studies for properties included in the assets of publicly listed companies or companies in the IPO process, as well as feasibility and advisory services.
DIRECTOR
Berk Ünsal, who holds a PhD in Civil Engineering from the Graduate School of Natural and Applied Sciences at Ege University, is a licensed valuation professional with CMB (Capital Markets Board of Türkiye), MAI (Member of the Appraisal Institute), and RICS (Royal Institution of Chartered Surveyors) designations.
He began his professional career in 2009 and, after gaining experience at two other real estate appraisal firms, joined TSKB Real Estate Appraisal Inc. in 2012 as an Appraiser. He was appointed Assistant Manager in 2016, Manager in 2020, Director in 2023, and, as of early 2026, serves as Director responsible for the Branches Special Projects Department and the Collateral Valuation Department.
Ünsal completed his Master’s degree with a focus on Green Valuation and holds LEED Green Associate and YeS-TR certifications. His doctoral research focused on Early Warning Systems for Real Estate Markets, and he has delivered numerous professional trainings across different areas of the sector.
He has conducted valuation, feasibility, and highest and best use analyses for a wide range of property types, including land, residential, business centers, tourism facilities, factories, manufacturing plants, shopping centers, logistics and storage facilities, and ports, as well as investment projects with various functions such as residential developments, shopping malls, and hotels. Ünsal has carried out valuation and feasibility studies both domestically and internationally and has played an active role in the valuation of real estate assets used as loan collateral in banking and financing processes. Additionally, he has provided consultancy services and performed project-based analyses for mixed-use developments and large-scale investments.
